A $90 million retail center is underway in Tomball at the intersection of state Highway 249 and the Grand Parkway. 

Set for completion by 2025, The Grand at 249 will span 404,256 square feet, making it the largest retail concentration within Houston's northwest submarket, according to Houston-based development and brokerage firm NewQuest properties.  

Situated at the southwestern corner of the Grand Parkway-Highway 249 intersection, the groundbreaking 65-acre development boasts 12 pad sites, with 10 of the sites already committed. Notably, 96% of the space is leased or under negotiation, securing tenants like AT&T, Boomer Jack's, Gringo's, Jersey Mike's, Milano Nails, and Two Pho Nine Asian Fusion.  

The development will be surrounded by master-planned communities and mixed-use projects, including Lovett Industrial's 240-acre Interchange 249, offering 3.1 million square feet of industrial and warehouse space, which will house Macy’s distribution center. 

With large-scale developments like The Grand at 249 and advanced infrastructure thanks to the Grand Parkway driving people and businesses to the city, Tomball continues to see rapid residential growth. Currently, there are nearly 27,000 single-family homes with an average household income of $141,000 per year within a three-mile radius of The Grand at 249, according to NewQuest. The Tomball Economic Development Corp. expects the city’s population to skyrocket from 12,000 to 20,000 by 2030.  

"The housing growth in the 249 corridor is booming," said Andrew Alvis, senior vice president and development partner of NewQuest. "The Grand at 249 will play a significant role in creating the next super-regional intersection in the Grand Parkway's path." 

Tomball’s growth and the rise of new developments is sparking commercial development in the area, including White Unicorn Investments’ 77-acre mixed-use center along the Grand Parkway in northwestern Harris County set to include retail, dining, multifamily and industrial space. 

“We recognize the immense potential of this location and are committed to developing a project that will be a testament community enhancement,” said Richard Buxbaum of White Unicorn Investments in a statement.

Planned updates include converting the former Forever 21 building into a pedestrian-friendly alleyway filled with dining, retail and nightlife attractions. Additional enhancements feature the installation of rooftop solar panels, improved landscaping with lush gardens and upgraded office spaces with multi-level amenities. The new Swift Building will encompass over 60,000 square feet dedicated to retail, office and restaurant space, all overlooking the popular Heights Hike-and-Bike Trail nearby. The project is set to be completed this year.   Park Eight Place  The former Halliburton campus in the Westchase District is set to be transformed into Park Eight Place, a walkable, 70-acre mixed-use destination. The $1 billion project will feature a mix of residential, retail, hotel and office space with access to nature and recreational amenities in the adjacent 200-acre Arthur Storey Park. Construction on roads and utilities is scheduled to begin this year.  Click to expand More Space: Main Street 2.0  The More Space: Main Street 2.0 project aims to increase Houston’s walkability by transforming seven blocks in downtown into a pedestrian-friendly destination. The project will extend Main Street from Commerce to Rusk and add four additional blocks from Rusk to Allen’s Landing, bringing the area to span a total of 11 blocks. This expansion will permanently block off traffic to the area, creating a promenade where people can safely eat, shop and gather. The 105-acre project, dubbed San Jacinto Marketplace, will include 500,000 square feet of retail and dining space, and a public green space. Pedestrian walkways will also be constructed to connect key areas throughout the marketplace, enhancing accessibility and walkability. Phase one of the project is expected to be completed next year.   Ritz-Carlton Residences  The Ritz-Carlton Residences, the first stand-alone of its kind in Texas, began construction in The Woodlands last year. Nestled along Lake Woodlands, the luxury condominium offers 39 floor plans and an array of upscale amenities, including a wine cellar, library, fitness center, pickleball and bocce courts, sauna, multi-sport simulator, dog park and more. Major Redevelopment Projects Transforming Houston into Pedestrian-Friendly Urban Hub

Already home to popular destinations such as House of Blues and The Laura Hotel, this renovation project will further enhance its appeal, positioning it as a premier destination for residents and visitors.  Planned updates include converting the former Forever 21 building into a vibrant, pedestrian-friendly alleyway filled with dining, retail and nightlife attractions. Additional enhancements feature the installation of rooftop solar panels, improved landscaping with lush gardens and upgraded office spaces with multi-level amenities. Phase one of construction is expected to commence in Q1 2025 and be completed by Q3.  “The readaptation of GreenStreet will create a new model for urban space in Downtown Houston,” said Mark Motonaga, Creative Director and Partner, RIOS, the design firm leading the project, in a statement. “Our vision draws inspiration from Houston’s diverse culture and seamlessly blends nature, sustainability, and architecture to create a new urban streetscape experience that unfolds across three distinct blocks and builds toward a central hub of activity connecting people at the ground level.”  Breathing New Life into Baytown  Click to expand In Baytown, Fidelis Realty Partners recently broke ground on the redevelopment of the former San Jacinto Mall, which closed its doors in 2022. The 105-acre project, dubbed San Jacinto Marketplace, will include 500,000 square feet of retail and dining space, complemented by a public green space known as Pelican Green, designed for community gatherings and events. Pedestrian walkways will also be constructed to connect key areas throughout the marketplace, enhancing accessibility and walkability.  According to the Houston Business Journal, phase one of the project is expected to be completed by 2026, while phase two, which includes the development of multifamily, hotel and office space, is still in the planning stages.  Walkable District in Westchase  Click to expand Meanwhile, Johnson Development has unveiled plans to transform the former Halliburton campus in the Westchase District into Park Eight Place, a walkable, 70-acre mixed-use destination. The $1 billion project will feature a mix of residential, retail, hotel and office space with access to nature and recreational amenities in the adjacent 200-acre Arthur Storey Park.   Park Eight Place is set to become Houston’s first developer-initiated Walkable Place, a designation granted by the Houston City Council to promote pedestrian-friendly urban development. This designation allowed Johnson Development to secure additional land for the project. Construction on roads and utilities is scheduled to begin next year.  “This is a prime location that is just about 15 minutes from anywhere you want to go in Houston,” said Charles Lusk, General Manager of Park Eight Place, in a statement. “But within Park Eight Place, you will find everything you need and all within a five- to eight-minute walk from your door.
